Delays at chimney sweep jobs might cause us to be delayed, we will ensure to keep you informed if we are running late. Residential chimney sweeps take between 20 and 45 minutes.
CANCELLATION POLICY
- Cancellations within 24 hours for a chimney sweep/cowl grease appointment: 70% cancellation fee will be charged. Pizza ovens at 100% charge. Please notify us well in advance to cancel/postpone. No shows for chimney sweeps by customer will also be charged at full rate.
- Should more than one chimney be booked, and customer decides on arrival to change their mind and just do one, half the amount of the other chimney will be charged.

Thank you for choosing us for your chimney sweeping needs. Please review the following terms that govern our service.
Service Overview & Limitations
A typical residential chimney sweep takes approximately 15 to 40 minutes. During our visit, we'll conduct a brief visual inspection and offer our professional opinion on your chimney's condition. This information is provided in good faith, but it's crucial to understand its limitations. We cannot inspect inaccessible or concealed areas, nor can we account for all factors affecting your chimney, such as usage patterns, weather conditions, or prior damage.
Our assessment is not a guarantee or warranty that your fireplace, appliance, flue, or chimney stack is safe for use. We are not condoning its use. If you have any safety concerns, please discuss them with your sweep; they'll do their best to assist you.
We cannot be held responsible for defects arising from:
- Fair wear and tear.
- Wilful damage, accidents, or negligence by you or third parties.
- Misuse of the appliance or failure to follow manufacturer's instructions.
- Alterations or repairs carried out by you or third parties.
Property Protection & ResponsibilityWhile we take utmost care to protect your property from dirt and soot, we cannot be held responsible for:
- Poorly maintained chimney components like pots, cowls, chimney stacks, or roofs (tiled, sheeted, or thatched).
- Dirt or soot escaping our protective coverings in the event of a significant downdraft or unexpected debris.
- Disturbance of bird prevention measures, chimney pots, or cowls during sweeping. If these items are disturbed, it indicates they were not fit for purpose, and we are not liable.
Your ResponsibilitiesTo ensure a smooth and safe sweeping process, please:
- Clear the area around your fireplace: Move furniture, decor, and anything that might obstruct access.
- Protect your belongings: We strongly advise you to cover all soft furnishings, rugs, books, curtains, and soft toys as they could get dirty from creosote or soot expelled from the chimney. We will not be held liable for any such damage.
- Disclose material information: Please inform us of any relevant history, including:
- Recent chimney fires (and dates, if known).
- Types of fuels used.
- Known issues like leaking roofs, broken tiles, loose thatch work, or if your chimney is expelling soot from the cavity.
- This information is crucial for your safety and that of our sweeps, and helps us anticipate any hidden complications. We are not responsible for issues arising from undisclosed information.
Post-Service Information
- Certificates: Chimney sweeping certificates will only be issued once full payment has been received.
- Older Linings & Tar: Be aware that older chimney linings may continue to drop material even after sweeping. Tarry chimneys pose a fire risk and may require chemical intervention. Please check with your liner manufacturer before using any chemicals. Some soot types may require a more aggressive cleaning method that might not be suitable for your chimney system.
- Odours: Persistent smells after a sweep are typically due to years of poor chimney maintenance and cannot be rectified by sweeping alone.
- Reporting Issues: Any problems or leaks (which should be reported after the first rain) must be reported in writing to ian@chimneysweeps.co.za within 1 week of our visit. Reports received after this period may not be accepted as genuine and could incur additional charges.
Bookings & Payment
- Booking Confirmation: If you booked in advance, we will contact you within that week to confirm. If we cannot confirm with you the day before the scheduled sweep, we may need to rebook for another time.
- Payment: All chimney sweeps must be paid for on the day of service via cash or card.
Disclaimer
We are not responsible for any damage caused by pre-existing conditions, including but not limited to, poorly maintained items, broken cowls, baffle plates, oven door hinges, and flues. By accepting your appointment, you acknowledge and accept full responsibility for the condition of your equipment.
While our chimney sweeping services aim to remove creosote and other flammable by-products from your chimney, we do not claim that a chimney sweep will prevent all chimney fires. Many factors contribute to chimney fires, and regular sweeping significantly reduces, but cannot entirely eliminate, this risk.
For the most comprehensive assessment of your chimney's safety and to minimize the risk of fire, we strongly recommend a visit from a qualified fire and safety inspector. They can provide a thorough evaluation of your entire heating system and offer expert advice on fire prevention specific to your property.
